The National Housing Corporation (NHC) has commenced the construction of 700 units in Kisumu County. The housing project in Kisumu City’s Kanyakwar area, off Kisumu-Kakamega road, will be built in two phases.
The proposed housing scheme fronts the Kisumu-Kakamega road, making it easily accessible from the city. The project comprises one, two and three-bedroom units with key social amenities.
NHC Managing Director Henry Maina said the first 100 houses are expected to be ready for occupancy within eight months.
“The Kanyakwar housing project is one of NHC’s strategic initiatives. It seeks to unlock the potential of the housing sector through the turnkey process,” said Eng Maina.
The contract for Kanyakwar Phase One consisting of 100 units – a mix of two and three bedrooms – has been awarded to M/S Elnoor General Contractors. It is being implemented as a contractor-financed type of contract. The Kanyakwar phase two consisting of 600 units has been awarded to M/S Tulsi Construction Ltd and is being implemented as a Turnkey type of Contract.
Under turnkey projects, a private developer will take up the responsibility for most activities required to implement the projects. The activities include designs, planning, financing, construction and permits.
Turnkey projects are expected to speed up delivery of housing units through joint ventures with investors. NHC is seeking to partner with developers to build homes, commercial shopping complexes and other social facilities in Nairobi, Mombasa, Kisumu, Eldoret, Nyeri, Meru and Nakuru.
NHC is aiming to develop 30,000 housing units to bridge the housing deficit in the country. The corporation plans to develop 10,000 units for low-income earners and another 20,000 units through joint ventures with land owners as well as with county governments.
The corporation is focused on building decent affordable houses through its various schemes such as tenant purchase, outright sale, rural and peri-urban housing loans and rental housing.
